Many people are reluctant to spend money on something that isn’t broken. However, an annual or bi-annual roof maintenance check-up can save you money in the long run because you’ll find and fix minor issues before they turn into big problems.

Roof Cleaning

Leaves, twigs, and other types of debris on your roof are not only ugly, they can even cause damage. If enough debris accumulates, it can block gutters to the point where water will no longer flow through the downspouts in order to drain away from the house.

Also, a clean roof reflects the sun. A dirty roof doesn’t. Therefore, a clean roof lowers cooling costs and increases energy efficiency.

Another reason you don’t want debris to accumulate on your roof is algae, lichen, and moss. They prevent moisture from evaporating and this results in rotting followed by leaks.

Reflashing

Flashing are thin pieces of aluminum, copper, or steel that roofers install around chimneys, skylights, and vents to keep water from getting in between the roof and the sides of those objects. This is important because if water gets into the roof deck, it can get into your home. Damaged roof flashing is a common cause of leaks. While flashing is durable, it can still suffer damage like tears and cracks caused by high winds and animals.

Roof Re-coating and painting

Sometimes, depending on the type of roofing material, a re-coating might be all you need. Re-coating involves the application of a protective sealant that will make your roof more resistant to the elements and enhance its ability to reflect sunlight. Because a re-coated roof doesn’t absorb as much heat, you don’t spend as much on air conditioning.

Re-coatings are applied by rolling them on, spraying, or brushing. Which method is used depends on the size of the roof and the material.

Re-coating is more common for commercial roofs because they’re flat. However, we re-coat both residential and commercial roofs.

Patching and sealing

Sometimes, when there’s only minor damage to a few shingles, we can simply replace them. We will first inspect the roof to make sure the deck isn’t damaged, and if it’s not, we’ll do our best to match the new shingles to the color of your roof. Of course, if the shingles on your roof are fairly old, this might not be a perfect match.

You’ll want to replace missing shingles immediately because they protect the roof deck from water. Even small amounts of moisture – if it gets under your shingles – can rot the wood deck, cause leaks, and leave you with a much more serious problem.
